Last week in BLdg. 2 the front unit  set a new record for the highest price unit sold in the Bay CLub. THis unit sold for $100,000.00 more than the highest price unit ever.

$895,000.00 with 3 all cash offers. Of, course this unit had a 190 Panoramic Ocean View of the Coastline and White water, Catalina Island and compeletely remodeled.

Baseball Sign ups Deadline

For all you parents of little league baseball children sign ups are over next week 2/13/08 for the Palos Verdes Little League. When I first moved here my son went to Silver SPur School so I assumed that he would be in Silver Spur Little League.  So we spent 4 years playing in the wrong league. We made great friends but his classmates played in Palos Verdes Little League. So here are the boundaries for all you new parents.  Palos Verdes Little League boundaries are for Val Monte, Rolling Hills Estates, MOnte Malga and Palos Verdes Estates.  Silver Spur League is for RanchO Palos Verdes and Rolling Hille Estates bordering on Rancho PV. New Fannie Mae Limits

The Craziest open House I ever Had

THe craziest open house I ever had for Karma or Fate or God was several weeks ago.

I had a client that I received on an upcall a year ago. I kept emailing him. He calls me out of the blue one day and wants to look at property.  He loves to talk and it’s a long  conversation.  I am holding an open house for my partner. I am running late, no signs up and my son is starving in the front seat, no sitter. I pull up and see that my partner is there .  Great I think!

I sit in the car and debate should I let her take the open and go to another listing or should I share the open with her. I walk in and see that my partner is there and I walk in as she is talking to a man, same name as my client, I had been emailing forever. I introduce myself and it is my client.  I go to the car and meet his wife.  Ok, that was amazing timing I think, then another man pulls up. Now I have seen this man and his wife walking everyday in Palos Verdes. They are always holding hands and seem so in love. I meet him and I talk to him, tell him I see him everyday on his walk.  He is very nice and I now run into him at starbucks,

I decide to run the day on intuition, leave and feed my starving son and go to my bayclub listing.  I then at 3:00 pick up a new buyer from my listing and I see that my lockbox ke is missing. I think this is a good thing I decided to jump over hear.

I ran the whole day by instant insanity and intuition and it turned out to be the best day ever for new clients. I am know for my fly by the seat of your pants real estate!

Here is your inside tip for the month that you will not hear on the street. Real Estate Insiders will tell you it is not to your benefit as the buyer to go directly to the Listing agent.  Some consumers think they are going to save money.  Yes it is great to cut out the middleman but what the public does not know is that the buyers are also cutting out their profit and spending more money to purchase the property most of the time.

HERE’S THE FACTS:

The listing agent does not want to offend their Seller.  If you do the math,An Agent will have 2 sales minimum commission dollars when you have a seller. One commission when you have a buyer.  Yes, the agent wants the buyer’s commission but he is no dummy.  He will not risk offending the 2 commission seller to get the one extra commission.

Basically, the listing agent represents the Seller which is their 1st priority because the Seller is more $ to them than the Buyer. Not to mention the fiduciary relationships with the client.

 Usually a Seller means 2 sales to us at least. So when you go directly to the listing agent , the agent has to walk on eggshells so as not to offend their client and still keep you happy!

The buyer feels they are in control dealing directly with the Seller’s agent but an aggressive buyer’s agent can be more advantageous to you and save you $$$.  Check out my blog on myth buster #1 regarding making a bigger profit by being represented by your own realtor.
